I had this conversation with someone at the grocery store a few days ago.  We were talking about a rental property and he shared some recent experiences with his property manager, who it seemed wasn’t protecting the value of his property appropriately. I then shared something I’ve observed over the years, which is when landlords or property managers say, “it’s just a rental” in order to justify going cheap or neglecting maintenance or repairs. Of course, I understand that you don’t want to over-improve your property, it is an investment, and an owner needs to be mindful of costs. However, scrimping on repairs or maintenance sets up a negative spiral, ultimately leading  to the deterioration of your property value, the opposite of what you want.

First of all,

First of all, you won’t be able to get as much for rent as a similar property that is in better condition.  Then, the type of tenant that is willing to move into a poorly maintained property could be the type of tenant that won’t bother to take care of it either.  They may feel resentful, thinking “it’s not my place, why should I bother?” Also, this may just be all they can afford, and they may be reluctant to ask for repairs out of fear that the rent will be increased.

Alternatively,

Alternatively, a property that is clean and well maintained will command the highest rent in the market, and attract a more discriminating tenant. These kind of tenants are consistently taking good care of your property and maintaining its value. A good property manager will help you to filter out unnecessary requests, while still maintaining what needs to be maintained. Most likely, when this tenant moves out, it will be just as nice as when they moved in, and your upward spiral will continue.
These may seem like stereotypical scenarios, but we’ve seen them play out more often than not.
